Successful Home Builder Embraces the “F” Word

Custom Home Builder Justin Thompson builds more than just houses. A new Franchise approach allowed him to build scaled sustainability.

“Prior to joining Alair, we had a successful business, but when we tried to scale, it just never worked.”

One Head – Too Many Hats

Justin Thompson is not the type to dwell on the past. He lives in the present, but is always focused on the future. This is why in 2015 he made a bold business move to secure the ideal future he imagined for himself, his family, and his business.

“Six years ago, my partner at Bowerbird Custom Design and Build, and I were wearing all the hats and working constantly,” says Thompson. “We wore toolbelts all day, did our bookkeeping at night, and in the evenings, we did sales. We both had young children and knew we were missing out on important time with them.”

Focused on the future, the partners wanted to scale their business, but when they tried to implement all the typical processes for success while trying to keep clients happy, they fell flat. Thompson admits they just did not have the systems, tools, processes, or support needed to reach their vision, and they simply burned out.

All Head, but No Heart

Thompson and his partner eventually hired consultants to help them grow, scale, and be more sustainable, but no one had the right answer other than purchasing expensive, high-end software, and building processes around that software.

While quality construction software is nice, it was a tactical component that was missing the human element to the business; the heart and soul needed to truly take their brand to the next level.

Thompson knew no software could single-handedly solve their problems. It wasn’t until he was introduced to Joel McDaniel, Regional Partner of Alair for Ontario, through one of his trade partners that he heard something that resonated with him.

McDaniel introduced Thompson to Alair, the first-of-its-kind franchise system with the largest footprint of any custom home building and large-scale renovation brand in the world.

Thompson was struck by Alair’s ability to focus on the human experience and bring together a client-focused construction experience while using a proven and process-driven system.

He was also surprised to learn a franchise-based model in the construction industry existed and could be exactly what he needed to see scalable success.

Dropping the “F” Word

While Thompson was surprised to see a franchise construction model, he didn’t shy away from the often dreaded “F” word because he understood what it truly means. After all, he grew up understanding the benefits of franchise-based businesses from his mother, father and grandfather who were in the Coca-Cola® Bottle Distribution world.

“For those that think that franchising is negative, I would say that they don’t know enough about the benefits of what a franchise offers,” he says. “I knew that franchises were successful for a reason because they have systems and processes in place. There is a common mission and a huge benefit to the high brand standards that successful franchises have. When I was introduced to Alair, and found out they were a franchise, I understood that all their homes were truly custom, unlike the “Big Box” Builders out there. I was intrigued and wanted to learn more, but it was when I learned that their product was their people, I knew Alair was unlike anything else out there, and I wanted to be part of their innovative approach to growing a business.”

Never Looking Back

Thompson says his only regret is that he didn’t make the change sooner.

Today, his business is more profitable than ever before, has experienced consistent year-over-year growth, all while allowing him to step almost completely away from day-to-day operations.

In fact, Thompson has found a new passion with all the free time he has now, and he has enthusiastically jumped into a support and coaching role within his Ontario region for more than 25 Alair offices.

“My biggest recommendation would be not to wait,” he says. “Alair awards single partnerships multi-unit partnerships, and in selected regions, Regional Partnerships, which means there is huge opportunity depending on where you want to tie your passions and interest. For me, I thrive on positively impacting people’s lives, and so I have been able to do just that by being in the position I am today.”

Poised for Potential

Justin acknowledges that Alair is protective of their brand, and for good reason.

“They (Alair) understand if one partnership fails, it reflects poorly on the entire company. Alair, therefore, is very careful with who they bring into their partnerships. They look for like-minded people who have proven success in their existing construction business, whose values align, and who are motivated for more,” Thompson says. “Alair isn’t a substitute for hard work, but they provide the training, support, experience, and processes to make sure that each partnership succeeds.”

Putting the right people on the bus

“Getting involved with Alair, allowed us to bring the right people on the bus, we had the support to build projects the right way, and now had a proven system to mitigate risks. We also had a whole network of trade partners who wanted to work with us, and they quickly figured out that Alair’s successes were also their successes. It was a community that was really working in unison,” Thompson says.

Justin feels that Alair’s strong culture, clarity, and growth potential is very appealing to new hires. He says, “We are attracting a totally different caliber of people. Project Managers can focus on managing projects as they should be. They have the tools and support to do an exceptional job, which is what our clients deserve. When Project Managers realize that they can someday have their own partnership, it changes everything. In fact, our first PM, Elliot Sheaves, is now a successful partner of two Alair offices in Ontario. He saw the opportunity, and he is really killing it.”

Life is better!

Justin is 100% certain that his life is better now. He gets to be with his family more, and has the freedom he could only dream of before. However, an unexpected outcome in all this change is that some of his closest friends are now from team Alair.

“Our children are even friends with our partner’s children. We have something special here, and it spans across two countries. Putting it plainly, it is a cool opportunity to be part of a group of like-minded, incredible people who not only want to scale their own business and have an impact on their team and their community, but to have an impact on the industry. Honestly, I’m just really grateful, and I’m focused on the future” he says.

When the Cowans are not building homes or the community, they can be found watching soccer, boating, or enjoying the beautiful Naples beaches and waters on their paddle boards.

Ensuites

For example, consider ensuites from the 1980s. These usually consisted of a toilet and sink and that was it. Today, ensuites have large vanities with double sinks, free-standing tubs, custom tiled shower units, and even steam showers, not to mention that they might even be larger than the master bedroom.

With such a demand for customization when it comes to your living space, the amount of options is almost never-ending. So, it’s easy to see how your project can go wrong pretty quickly. The question is then, how do you create certainty for your project? There are three key things you need to know.

You need to Have a Plan

This might sound pretty obvious, but it’s the simple things that people usually overlook. This can either be a plan of action or a set of blueprints. Both are necessary. Blueprints are an easy requirement. You need something on paper to communicate to your general contractor or sub-trades what you’re looking at doing. Not having this basic piece of information for communication purposes is a recipe for disaster. A plan of action is needed as well since you need to logically communicate the step by step process of how you’re going to get from point A to point B. A simple example in a renovation scenario would be how to get rid of an old kitchen and replace it with a new one using a different layout. This no doubt sounds simple, but there are many steps, permits, and sub-trades involved in getting to your end result.

You need to know what you want

Knowing what you want is very important. It helps determine what your goals are when you’re all done. You don’t need to know exactly what you want, but having a general idea will definitely help. Websites like Houzz and Pinterest are great resources. They can help you visually communicate what you want to your design and construction team.

Having a clear vision of your goals will save you time and money. You want to be always moving towards that vision. Otherwise, if you may make drastic changes during the process it could increase cost and delay your schedule.

Execute your Plan

You have your plan and you know what you want, now you need to execute that plan. This is much more difficult than it sounds. Things are not going to go exactly as you planned. There are going to be surprises. People won’t show up when they said they will. You might even have the flooring you picked out suddenly go out of stock. You need to be resilient, flexible and creative in how you can handle the challenges that will come up to pursue the end goal of your vision.

Always have a Plan “B” in Mind

Planning for uncertainty means having a contingency plan and budget in place. You may not know what you’re going to encounter when you rip down those old walls, but you can plan to have a contingency fund in place that will help you deal with surprises.

life forever changed for 12-year-old Hailey Cheng and her family

In July of 2018

Hailey was hiking at Troll Falls in Kananaskis Country with her brother and extended family. Hailey slipped on the wet rocks and in a few terrifying seconds, went over the edge of the falls, smashing against the rocks, before landing in the pool of water below.

Hailey was rescued by Alpine Helicopter Rescue, who transferred her to a waiting Stars Air Ambulance. She was flown immediately to the Alberta Children’s Hospital in Calgary.

Hailey’s injuries were catastrophic: a fractured skull, one collapsed lung, the other lung partially collapsed, her back was broken (T-11 – T12), and worst of all, her spinal cord had been severed. Hailey will never regain the use of her legs or have any feeling from the waist down.

Hailey and her family live in a very typical two-storey home in Sherwood Park. At this time, Hailey’s wheelchair prevents her from being able to spend time in her own bedroom upstairs, or even shower or bathe at home. She is currently limited to living and sleeping in the family room on the main floor of the open concept home. The next big item on the wish list is a vehicle outfitted for a wheelchair.

Hailey will never regain the use of her legs or have any feeling from the waist down.

The Cheng family is currently faced with extensive renovations to their home to make it more accessible for Hailey. The renovations, along with everything else needed to support Hailey’s care for the short and long-term, create an abundance of unexpected costs for the family.

Enter the Community

Lynn Lola, neighbour and long-time friend of the Cheng family, started a Go Fund Me page to support these increasing costs for the family to support Hailey’s immediate needs. The cost for things like new wheelchairs, chair lifts, wheelchair lifts, and much-needed renovations kept increasing. Lynn hoped the good people of Sherwood Park would pitch in to help. And they did! More than $16,000 has been donated to the Cheng family to help Hailey so far. But much more is needed to support.

Enter Alair Homes

The Alair Homes Edmonton team was looking for a local family to help out over the holiday season. There are many, many people who need support, but when we came across the Go Fund Me page for Hailey, we knew we found the right family.

Our team was so moved by the Go Fund Me page Lynn started for Hailey, and we knew immediately that we could help this wonderful family. As we started the process of introducing our team to the Chengs, we learned that Hailey goes to school with one of our #AlairJuniors – Parker, son of partner, Jason Brown.

We went to meet the Cheng family and look at their home to see what changes were needed to increase accessibility for Hailey and to help her become more independent as she adjusts to her new life living in a wheelchair.

The Cheng family live in a very typical two-story home with an open concept kitchen/dining/living room area. From the living room, there is a set of stairs taking you to the three bedrooms upstairs, a bonus area and a shared bathroom.

It was almost identical to another home we renovated in the past, for our friend Jax. This very common layout is great for a family until a family member with reduced mobility needs to get around.

Alair Cares

We are now working with the Cheng family to complete renovations to the home in order to make it more accessible to Hailey. We are prioritizing the stairs, second floor, Hailey’s bedroom and the master ensuite to give Hailey more freedom to access more of the home.

In January, we will be completing the renovation and we hope you will follow along.

We also encourage people to consider helping Hailey – there are still many things Hailey will need in order to give her some independence and enable the family to transport Hailey; both at home and within the community.

4. Find a layout that meets your family’s needs 

In some cases, for instance, open interior spaces will work great. But, in others, closed-off spaces work better. Then, there’s also the issue of formal vs. informal spaces and public vs. private entryways.
